The roots are automatically fed via “flood-and-drain”, and the atmosphere is controlled via one 125 CFM exhaust fan. What this means is that the plants within the Spinner receive the ultimate care, with very little maintenance. Typically the Spinner yields a greater dry plant mass with approximately 450 watts of power than a traditional hydroponic system using over 1000 watts. We recommend that the Spinner be run with a 600 HPS light/ballast for optimal results.

The Height of the unit is 36"

The Diameter is 41"

The Circumference is 130"

The growing height is 24"

Distance between plant centers is 8"

Our patented mechanism for rotating plants on their axis is something that the industry has never seen before. Exposing the plants on all sides produces: even, healthy growth on all parts of the plants, the quality of plant product is unbeatable. Using fewer plants than our competitors is one of our main advantages; most systems that have been brought to market within the last 10 years had the customer working with 80-360 plants per system. Our system is the first high yielding machine that uses only 12 plants to achieve large yields. The Spinner is fully enclosed, so controlling the atmosphere and even introducing CO2 into the unit is easy.

The manufacturing of the system is done with tough durable parts like 1/4" ABS moulded Lid and Trough, hygenic 1/4” HDPE Drive System, strong light weight Aluminum alloy doors and supporting structure and a clear acrylic Trough Cover. Superior engineering gives us a great advantage by keeping material cost down without sacrificing durability and making the product more cost effective to ship.

Spinner Hydroponics competitive edge is also based on the unique and patented method of rotating plants on their axis, those in the industry realize the advantage of this from the moment they see the system. We have also implemented in to the design of the Spinner the known advantages of surrounding the light source with plants in order to maximize energy efficiency.

The Spinner offers the same yield-per-watt ratio as hydroponic systems that use over 10x the number of plants. Due to the fact that plants in the Spinner are rotated on their axis they are able to grow much larger without growing into the hot agricultural bulb. Eye hole snaps are located in teh lid for easy planet tieing.

Using fewer plants has many advantages including, but not limited to:

Lower cost between crops; other systems require the user to spend over $200 per crop for the mineral fiber rooting medium, the Spinner requires less than $10 worth of mineral fiber per crop, and can also be used with other substrates.

Less maintenance; cloning, transplanting and harvesting plants is less time consuming and laborious, because The Spinner gets the most out of each plant.

Better environmental control; we have out done our competitors again by enclosing the system, allowing better options for atmosphere control

How It Works

Light (not included)

Lower wattage saves money directly, and due to the exceptional growing conditions of The Spinner there is no sacrificing yield. We recommend the Sun Agro 430 watt bulb, but more experience growers may use up to a 600 watt HPS, to increase their yield.

Doors

Heavy gauge, light weight, aluminum doors that are scratch resistant and will not rust or breakdown from UV exposure. The doors fit into moulded tracks at the base and lid of the Spinner and slide along the circumference to expose 6 plants at a time.

Atmosphere

Multiple 12volt DC fans circulate air within the chamber and a large 100CFM Fan exhausts the chamber's 16.5 cubic foot volume.

Root Chamber

The root chamber is equipped with all the plumbing needed for flood and drain operation. The chamber is enclosed to inhibit contaminants from entering.

Space Usage

The Spinner requires no additional hardware to stack, thereby saving floorspace (stacking more than three Spinners high is not recommended).

Plants

The Spinner has plants situated beside the light source and as the plant attempts to grow toward the light it is rotated away. This action results in symmetrical, extremely strong, healthy plants with supercharged yield and quality.

Multi-Spinner feeding mechanism

Syphon valves in the Spinner allow the operator to feed the top unit and have the feeding solution gravity fed to the Spinners below (while stacked). This feature saves money, power and time by using just one inexpensive pump to feed the entire stack of Spinners.

Stack Spinners to increase your growing area!

The Spinner comes with all of the hardware needed to stack them. Three Spinners stand approximately 8.5 feet tall, so they easily fit in most standard ceiling spaces.

Green Hands of Aloha

GreenHandsOfAloha.com

Aloha! ! ! ! !

From The Number One Hydroponic Equipment and Organic Garden Supply Store In Hawaii! ! ! ! !

Green Hands of Aloha, Hawaii's Number One Hydroponic Equipment and Organic Garden Supply Store! The fact that it is rich in oils, calcium from the bones and protein content make it an excellent fertilizer. The Native Americans have used Menhaden for countless centuries on their crops because they knew it contained a storehouse of beneficial nutrients. In fact, Menhaden is derived from the native word Munna Whaleaug which translates to “that which manures” Menhaden is an ocean fish that feeds on mineral rich plankton, which makes them full of essential nutrients. Medi-One organic fertilizer utilizes fish that are steamed slowly at 190° F which preserves the amino acids, minerals and vitamins. The fish is then broken down into smaller components with enzymes (hydrolysis). The fish component in Medi-One Natural Fertilizer supplies both macro and at least 10 micronutrients, as well as a wide range of essential vitamins and amino acids.

Norwegian Sea Kelp -

Medi-One incorporates kelp concentrates from the icy waters of the North Atlantic Ocean. Norwegian Sea Kelp is rich in high levels of plant growth hormones, minerals, vitamins and nutrients. It has been proven that Kelp contains more than 70 different trace elements making it a fantastic natural source of nutrition. When used as a fertilizer, kelp makes plants more robust and healthy. Kelp has long been known to have an added benefit of increasing resistance to pests and disease. Kelp is an essential building block of Medi-One. It also supplies N-P-K, sulfur (S), magnesium (Mg), calcium (Ca), iron (Fe), copper (Cu), zinc (Zn), manganese (Mn), boron (B), sodium (Na), carbohydrates and numerous amino acids.

Blood meal -

Dried blood is an excellent source of Nitrogen and Iron. Blood is broken down rapidly by beneficial bacteria making the nutrients available almost immediately providing lush green growth. The blood meal is sourced from organic feed lots where the animals were treated humanely.

Sulfate of Potash -

This major source of Potassium is harvested in Utah where it is mined sustainably leaving a small footprint. Potassium in needed in ample amounts to regulate the use of CO2 as well as the flow of water throughout the plant. Potassium also is needed to activate more than 80 different enzymes critical for rapid and healthy growth.

Humates -

Humic acids are added to Medi-One to chelate the vast amounts of nutrients and make them more available for rapid uptake by the plant roots. Humic acids or humates also serve an important function in feeding the microbiology within the soil allowing the nutrients and larger organic pieces to be broken down into usable forms.

Blood meal and sulfate of potash are combined with the Menhaden to boost the nutrient levels in Medi-One Natural Fertilizer. Together, the kelp, fish, blood meal and sulfate of potash provide all of the elements needed to grow healthy, vigorous plants. In addition to these ingredients we add a number of other natural additives such as Humates and an odor neutralizing agent that serve to condition the soil, reduce transplant shock and chelate the nutrients. Chelated nutrients are protected against leaching into the groundwater and are more readily available for plant uptake.

Key Points

100% organic

Excellent results on high value medicinal plants.

Suitable for persons with disabilities due to ease of use.

Simple one part grow thru bloom formula.

Effective as a soil nutrient or as a foliar feed.

Enhances plant vigor.

Increased disease and stress resistance.

Convenient liquid formulation.

Well balanced formulation.

Great for use on other fast growing annuals.

Encourages vibrant lush growth.

Works great on all fast growing annuals.

Dr. Hornby recommended.

How to use it?

Medi-One is the easiest organic nutrient to use on the market, all that is needed is to add 20-30 mls of Medi-One per gallon of water and adjust the PH to the desired level. Fertilize your plants once or twice a week as needed. When watering or fertilizing try to achieve a 5-10% run off so that any build up is gently flushed.

Green Planet | Medi-One (4-3-3) (1 Liter) $27.95

Green Planet | Medi-One (4-3-3) (4 Liter) $79.95

Green Planet | Medi-One (4-3-3) (10 Liter) $159.95

Green Planet | Medi-One (4-3-3) (24 Liter) $319.95

GREEN PLANET NUTRIENTS at Green Hands of Aloha

GREEN PLANET NUTRIENTS Manufacturers Website

Please see all of our Coupons & Sales.
</td>
<td style="vertical-align: top;" width="198">

Complete
Product Listing

Web Specials

In-Store Specials

Coupons & Sales

New Products

Litro Glow Lights (4)

L.E.D.
You've had what you think is a great sales call. You feel you've done everything correct, and you are certain the customer will soon say "yes" to your offer.

Just as quickly as you think the customer will buy, they say something along the lines of, "I like what you're offering, but your price is way too much." Without missing a beat, you begin to shudder at the thought of losing the sale.

Let's look at why your customer doesn't like your price.

It comes down to one reason. The one and only reason your customer doesn't like your price is because they have failed to see enough value in what you are offering to warrant paying the price.

Don't believe for a moment it's because a competitor might be offering a lower price. Certainly don't allow yourself to believe the customer would be better off waiting for a better deal. Finally, don't even entertain the thought that your price might really be too high.

The correct answer is the customer simply has not seen enough value in what you're offering.

The easiest way to correct this problem is to get the customer's input. Don't wait to do this after they've rejected your offer, but rather do it at the beginning. At the start of the sales call is when the customer's input is the most valuable. The reason I say this is because the first half of the sales call is when the customer is going to be the most forthcoming with information.

It's not unusual during a sales call for the customer to begin sensing the salesperson may try to ask for the order. If the customer begins to believe this and they are the least bit hesitant, they may very well start throwing out false information. The customer may start talking about objections that are really irrelevant to their real need. They will do this purely to disarm the salesperson.

This is the reason why it is so important to engage the customer early in the sales call and to get them to begin sharing with you their wants and needs. The earlier they share with you this type of information, the better job you can do later in the call in following up on this information. You can then drill down deeper to get even more specific information. Your objective is to get the customer to really see that the issues they're facing are significant – and the only solution available is the one you are offering.

Some of you might think this is manipulative selling or arm-twisting, but it's not that at all. If you, the salesperson, are merely asking questions and getting the customer to do the majority of the talking, then how could it be called arm-twisting?

Your objective as the salesperson is to get the customer to share with you at least three reasons they need what you're offering. One of the three should be time sensitive. The customer's time-sensitive need will allow you to close the sale now. It's the other two that will allow the customer to see why they need to buy.

I use three benefits as the minimum, but the more the customer shares with you, the higher the probability you will be able to close the sale. I use the number three because more often than not, if you try to close before the customer has shared three of their wants or needs, you won't be as successful. Of course, this excludes the overwhelming benefit or need they share with you that is so big and time-sensitive that it invites an immediate close.

When the customer shares with you a time-sensitive need, this is a perfect opportunity to first validate the time need. You validate it by asking them a question to get them to share more about why time is an issue. By getting the customer to explain this further, you will discover that the customer usually becomes even more conscientious about why they need to buy from you right now.

When you feel as if a customer doesn't like your price, you simply need to remember they only fail to see the value of what you are offering. As long as you remember it is your job to help them see the value, you will increase your odds of success dramatically. I'm not going to say you'll be 100% successful with this approach, but I know the more you use it, the less often you will hear the "price" excuse when a customer doesn't buy.

Mark Hunter, "The Sales Hunter," is a sales expert who speaks to thousands each year on how to increase their sales profitability.
Social Media as a Negotiating Tool

Social media has blown on to the scene the last couple of years with the popular websites of Facebook, Linkedin, Twitter and many others. Nobody can ...

Social media has blown on to the scene the last couple of years with the popular websites of Facebook, Linkedin, Twitter and many others. Nobody can tell for sure what social media will look like five years from now, but what everyone can agree upon is that the concept of using the internet to socially communicate is not going away.

For salespeople, an important question is, "Can social media help in negotiating?"

My answer is, "Yes, it can." I'm not saying you should directly negotiate with another person by way of a social media (although I suppose there might be exceptions where this is possible). What I am saying is that social media is a perfect tool that someone can use to help frame a situation or build their on-line reputation before the negotiations even begin.

Negotiations are won or lost in two critical areas. The first is the period of time leading up to the start of the negotiations, when both parties are preparing to negotiate. The second is at the end, when the two parties are working out the details of the negotiation.

With regard to social media, I am not an advocate of conducting business negotiations in public. The reason I feel this way is because it is important throughout the negotiation process to maintain respect and integrity for everyone involved. This can be very hard to ensure if stuff is being thrown around for others to read and see. This is the reason I say the best use of social media in negotiations is before the negotiations even begin.

Using social media before negotiations begin allows you to establish the context of who you are and what your expected outcome might be. Best example of this is Donald Trump. He uses social media tools and the media in general to let everyone know who and what he is.

Trump's goal is to make his brand known, and his brand really is himself. He wants his brand to appear favorable. He does this by coming across as a shrewd businessperson, and he uses social media to further this persona. On the one hand, this gives him an upper hand in any negotiations. On the other hand it also alerts everyone who might be planning to do business with him that he most likely is going to be very tough.

Conversely, a person who has used social media to cast a tough but fair image is billionaire investor Warren Buffett. The image he has crafted in social media and the media in general is one of a very smart long-term investor known for making quick deals based on how he sees a situation. The result of this image is many people might be far more willing to enter into negotiations with Warren Buffett under the belief they would be treated more fairly than if they were negotiating with Donald Trump.

The examples I use are extremes, but you see the picture. This is why I am a very strong believer that anyone who is planning to do any amount of negotiating with others needs to make sure their internet image is the one they want.

Use social media sites to position you and your company in the manner you want to be seen by others. Be active in how you do this. If you're not active yourself, other people may craft an image of you that is not accurate.

If you are about to enter into negotiations with another party over a business contract or anything else for that matter, the other party likely will "Google" your name or company to see what they can learn about you. (This is a very common practice).

The other party is going to read all they can about you, and what they read may impact how they choose to negotiate with you.

Some people may like to believe that social media does not have a place in the professional business world. Sorry, but that is old-school thinking (or maybe I should say, "That is so 2009 thinking!") Today, search engines capture everything, and people expect to find out everything. When someone can't find something on the web, they become that much more suspicious.

Finally, don't think for a moment the web is going to become any less powerful in the years to come. Just the opposite is true. It's going to become more powerful. The sooner you accept the reality that you need a solid social media strategy, the better. The strategy of what you post, how you position yourself and so forth is up to you. Choose wisely and be consistent.

Always remember that the respect you show to others and the integrity you live by are priceless. If you build your social media strategy around respect and integrity, you'll be well on your way to positioning yourself properly for today and tomorrow.

Mark Hunter, "The Sales Hunter," is a sales expert who speaks to thousands each year on how to increase their sales profitability.
I see this question all the time at Yahoo answers, trip advisor, lonely planet, fodors, and in chat rooms.

My answer as a Maui travel agent and Hawaii destination specialist is always the same.
“It depends on the traveler and what are their interests, budget and tastes.”

There really isn’t a bad choice when deciding which island to visit in Hawaii. There just may one island that is better suited to you life style and requirements in a Hawaiian vacation.

All of the islands in Hawaii will have our wonderful “Aloha Spirit,” water sports, hiking trails, and snorkeling regardless of which island you pick in the state.

Are you looking for nightlife and shopping, lots of dining options and more? Does your vacation social calendar need lots of entries to keep you happy? You would be the type of traveler who would enjoy the high rises in Waikiki, the city lights of Honolulu, located on the island of Oahu.

Will you be spending your honeymoon with us in Hawaii? Then you will probably want to be on a more secluded island. Or limit your stay in Oahu to 2 or 3 days prior to traveling to the second island in Hawaii.

The island of Lanai has 2 luxury properties. This island is perfect if you idea of a honeymoon or vacation to Hawaii is to be pampered in their world class spa, and wrapped in the finest in amenities.
Don’t be expecting a Costco or McDonalds during your stay as they don’t exist on the island of Lanai (or Molokai).

Want to see an active volcano? The big island of Hawaii has been “growing” since 1983. I have actually flown over the lava in a helicopter, small plane, cruised by on a cruise ship and walked to the rift. By far this is one of the most spectacular things I have done in my lifetime.

When dreaming of your Hawaiian vacation do you imagine of sitting on a lounge chair having someone bring you fruity tropical drinks, and relaxing watching the whales cruise by? Maui is my favorite island to see whales and so much more. That is why I call Maui home!

Kauai is known for its lush green valleys, spectacular rainbows and cascading waterfalls. In order to have rainbows and waterfalls a little rain must fall. Of the all the islands in the Hawaiian island chain, Kauai does tend to be the wettest island. The wettest months are generally December-April.

This is a brief over view of the Hawaiian Islands. If you are would like more information and would like to set up a consulting appointment with one of our Hawaii destination specialist please contact us at http://www.traveltomaui.net or visit our Hawaii vacation or FAQ page on our website.

Written by Marie Glodt
Hawaiian destination specialist at Travel to Maui http://www.traveltomaui.net

HAWAII will always be Paradise for me. I love Hawaii and the Aloha Spirit!

I learned so much being in the famous islands. Hawaii was good to me and allowed me to grow. I learned how to work for the United States Government and how to share the business information I learned to assist others to become government contractors while I was there. I told Alan Shintani about the PWC Pearl Harbor and encouraged him to become a contractor. He had a successful business with his wife Char.

I learned a lot from a Merrill Lynch Stock Broker there and became friends with many stock brokers there.

I learned about People Synergistically Involved there also known as PSI. I attended all the Seminars including those held not only in Hawaii but in California. I completed all they offered included Leadership Training. It was a wonderful experience to share with other wonderful well known Hawaiian Personalities.

I began Psychic Network and World Information Network in 1990-1993 time frame and loved all the time I lived in Honolulu and Aiea. I later moved to Kahalla just jown the road from the Kahalla Hilton. When President Bill and Hillary Clinton came to visit Hawaii they stayed in the Kahalla Hilton Resort and I had to be escorted out of my driveway by Secret Service due to the close proximity of my address at that time. I never felt so important as when I lived there in Kahalla. I loved the Mall there and ate and shopped there often.

There was a lot of travel on jets then from and to the mainland. I had to travel to our offices in LA, Atlanta, and New York. We also shared EXPOS in DALLAS, LAS VEGAS, and CHICAGO. It was a fun time!

I learned a lot about the Expos we had in Honolulu and met many wonderful Business People. I became a member of the Honolulu Chamber of Commerce and attended many wonderful meetings where we discussed a lot of International Products that included coffee, pineapples, and nuts.

There was a lot to learn about the import/export business in the last century and I carry all that I learned in Marketing and Manufacturing with me still today. I now share much of my awakened awareness of the natural Aloha Spirit with me today!

I now work most of my time on the Mainland in an office but I still love to travel and will always consider Hawaii as my Home. I believe in Lemuria and that Hawaii is the remainder of that time we all shared in Lemuria.

I now share my spirit with the Hawaiian Shaman and appreciate all they taught me on the big island, in Maui, and in the mountain tops of all the islands.

I loved the Whales and Dolphins and hope to see all our ocean wildlife protected someday. I realize we must allow our people to fish for their families and many as their careers.

There are many wonderful people in Hawaii and many nationalities. It is a wonderful place full of life and tourists! I flew on most all the airlines and loved Hawaiian Air.

Such a wonderful paradise with so many people from all over the world visiting. I have seen where Roseanne Barr now has a show about her nuts of Hawaii and hope that it will remain as a reality show so I can see the wonderful Hawaii. I also love HAWAII Five-O because of the wonderful scenery and TV Coverage of the islands. I miss Diamond Head and all the famous sites in Waikiki. I love the beaches but most of all I love the ART of HAWAII. I too was welcomed as Theresa J Thurmond - Orr Artist of Hawaii back in the last century.

Now - I travel a few states and share websites and act as an Ambassador of Goodwill for Hawaii and other locations on the mainland.

I will always love HAWAII and hope all will remember me as the Lady who once shared World Information Network.US

I learned so much about technology and health while I was in Hawaii. The health and education information was conducted by Dole at the Dole Cannery while I was there. We also talked about computer technology and of course the Hawaiian Shirts and Aloha Dresses called Mu Mus. My mother always loved her mumus and would tell people they were in fashion in Hawaii. I had to join the fashion industry there with the J.B. Cork brand we started with some wonderful local people who were into the natural cork products during the Eco Fashion times of the 1990's which are now returning once again in 2011.

Love and Light in the Aloha Spirit. I hope others will exchange leis with me here and I Will be glad to share and endorse your products on the Mainland on my many WEBSITES.

See American News Magazine and TJMorris.ORG.

TJ Morris

Purchasing property at any point in life can be a pleasant yet stressful task. If you were going to court with a very expensive outcome would you go un-represented or even represented by someone you were unsure with? I sure hope not..
The Honolulu Board of REALTORS® has put together just of few of the many reasons to work with a REALTOR®.
-	REALTORS® have the most information in one place about what is on the market, including homes listed by other REALTORS®. You won't waste time looking at unsuitable homes.

-	REALTORS® can help you determine how much home you can afford, how you can acquire the down payment and what financing options may be open to you.

-	REALTORS® can help you find the home best suited to your needs- size, style, features, location, accessibility to schools, transportation, shopping, etc.

-	REALTORS® can supply information on real estate values, taxes, utility costs, municipal services and facilities.

-	REALTORS® can suggest simple changes that could make a prospective home more suitable for you and improve its utility and value.

-	REALTORS® have no emotional ties to a home, can be objective about it and can point out its advantages and disadvantages.

-	REALTORS® act as an agent between you and the seller to present offers and counter-offers until an agreement is reached.

-	REALTORS® are bound by a Code of Ethics and pledges to protect and promote the interest of the buyer by providing honest treatment for all parties involved in the transaction.
Don’t approach homeownership alone. Whether you’ve purchased property before or you’re a first time homebuyer, let a REALTOR® take you through the process.

For other Blogs on Oahu Real Estate or to Search Hawaii Real Estate visit us at www.HawaiiRealEstateSite.com

REALTORS® vs. Real Estate Agents

At first glance a REALTOR® and Real Estate Agent seem to be the same person. All REALTORS® are Real Estate Agents, but not all Real Estate Agents are REALTORS®. Confused?
From the Honolulu Board of Realtors and Realtor.org, “a REALTOR® is an individual licensed to list and sell real estate and is also a member of a local board of REALTORS®, the state association of REALTORS® and the National Association of REALTORS®—unlike real estate agents who are simply licensed by their state to do business. As a member of these three professional trade associations, a REALTOR® agrees to adhere to a strict Code of Ethics, the canons of professional behavior that guide daily activities in the real estate business.”
On Oahu for a licensed Real Estate Agent to be considered a REALTOR®, they must become a member of the Honolulu Board of Realtors. This will also include membership to the Hawaii Association of REALTORS® and the National Association of REALTORS®.
With Real Estate Agents assisting consumers with such a large financial transaction it is very important to work with someone who holds themselves to a high level of ethics and professional conduct. The National Association of REALTORS® states that “REALTORS® are committed to treat all parties to a transaction honestly. REALTORS® subscribe to a strict code of ethics and are expected to maintain a higher level of knowledge of the process of buying and selling real estate.”
The REALTOR® Pledge and Code of Ethics are as follows: to strive to be honorable and to abide by the Golden Rule; to strive to serve well my community, and through it, my country; to abide by the REALTORS® Code of Ethics and to strive to conform my conduct to its aspirational ideals; to act honestly in all real estate dealings; to protect the individual right of real estate ownership and to widen the opportunity to enjoy it; to seek better to represent my clients by building my knowledge and competence.
Make sure that you are not only working with a Real Estate Agent, but a REALTOR®.

For other Blogs on Oahu Real Estate or to Search Hawaii Real Estate visit us at www.HawaiiRealEstateSite.com

Short Sale, Foreclosure and REO

Many consumers confuse a Short Sale Property and a Foreclosed Property. This is something that majority of consumers have difficulty between defining the two and then what is an REO? Well I thought we would look at each and get a little better understanding of the terms.
According to Realtor.org here is how they define each:
Foreclosure – the legal process by which a borrower in default under a mortgage is deprived of his or her interest in the mortgaged property. This usually involves a forced sale of the property at public auction with the proceeds of the sale being applied to the mortgage debt.
Short Sale – a sales transaction in which the seller’s mortgage lender agrees to accept a payoff of less than the balance due on the loan.
REO – is a bank owned property
In today’s economy and over the past few years we have seen increasing numbers of each of these scenarios. It is not un-common for a homeowner to “Short Sell” their home due to a fluctuation in the market. To understand easily, if someone purchased their home at the height of the market for $1,200,000 and now comparable properties are selling for $1,050,000, they could work with their lender in trying to sell their home at a price of $1,100,000. When this is done, each offer will have to be approved by the lender and lien holders on the title of the property.
Foreclosure would be the process of the bank taking possession of the property. Auctions aren’t too typical today and rather banks will work with real estate agents to list the property as an REO. This allows the property to be sold on the market at fair market price.
The best advice is to stay on top of your mortgage and don’t bite off more than you can chew.

For other Blogs on Oahu Real Estate or to Search Hawaii Real Estate visit us at www.HawaiiRealEstateSite.com

Leasehold vs. Fee Simple

Each day I have buyers asking about the difference of Fee Simple Property and Leasehold Property, asking to explain Leasehold Property or wondering why Leasehold Properties will sell far below the price of a Fee Simple Property. Since these are everyday questions and inquiries I thought it would be a good article to discuss.
According to Realtor.org here is how they define each:
Fee Simple – an unconditional, unlimited estate of inheritance that represents the greatest estate and most extensive interest in land that can be enjoyed. It is of perpetual duration. When the real estate is in a condominium project, the unit owner is the exclusive owner only of the air space within his or her portion of the building (the unit) and is an owner in common with respect to the land and other common portions of the property.
Leasehold – a way of holding title to a property wherein the mortgagor does not actually own the property but rather has a recorded long-term lease on it.
When a Leasehold property is purchased, it will usually have a monthly lease payment due to the fee owner and an expiration date of the lease. Upon expiration of the lease, the fee owner will have the option if they want continue to lease the property or take possession of the property. Leasehold property is a good option to use or occupy property for an extended period of time; however it needs to be properly researched to be done right.
If you still have questions regarding Leasehold and Fee Simple property feel free to contact me.
For other Blogs on Oahu Real Estate or to Search Hawaii Real Estate visit us at www.HawaiiRealEstateSite.com
